West Warrington is mostly modern housing, and that lulls buyers into skipping the drains entirely. It should not. A RICS homebuyer report states plainly that it does not inspect below ground, and on estates like Chapelford, Whittle Hall and Lingley Green the faults that matter are invisible from the surface: a run laid with too little fall during a fast build programme, rubble left in the pipe, a section flattened when a driveway went in, or a shared connection to next door that appears on no plan. The house is only fifteen years old — is a survey really worth it?
On modern estates the faults are mechanical rather than structural: construction debris, lost falls, crushed sections under later hardstanding. None of those show at the surface and none of them clear with rodding. A clean survey is cheap reassurance; a bad one is usually worth more than it cost.
My surveyor lifted the manhole. Isn't that the same thing?
No. Lifting a cover shows you the chamber, not the run. Everything between the chambers — which is where the pipe actually fails — stays unexamined until a camera goes down it.
