Chapelford Urban Village went up from around 2004 on the runways and hardstanding of the old Burtonwood airbase — one of the largest American air bases in Europe, levelled and built over. That history is under the gardens. The houses are modern and the pipework is modern, but the ground beneath it was compacted, dug, filled and re-laid for sixty years before anyone thought about housing, and made ground settles at its own pace. What we find at Chapelford is rarely a worn-out pipe. It is a joint pulled open by differential settlement, a run that has lost its fall, or building debris left in the line during a fast-moving build programme.

My Chapelford house is under twenty years old — surely the drains are fine?
Age isn't the issue on estates like this. The three things we find are: rubble left in the pipe from construction, a run laid with too little fall, and settlement where the old base ground has moved. None of them clear with rodding. If the house is still within an NHBC or developer warranty period, a dated survey report is exactly the evidence you need.
Is the drain mine or United Utilities'?
Most drains serving a single property — up to the point where they join the public sewer — are your responsibility. The public sewer is United Utilities'. We identify the boundary during the survey so you know exactly where your liability ends.
How long does it take?
