Most home policies cover damage to underground pipework you are responsible for, and most claims stall on evidence rather than on cover. An adjuster will not act on a description of a wet patch. They need coded defects, distances measured from a fixed access point, and footage that supports both. That is what the report contains. Equally often the survey does the opposite job and takes the claim off your policy entirely: on the older streets around Sankey Bridges and Bewsey a great many runs serve more than one property and transferred to United Utilities in October 2011, which makes the repair theirs and not yours. On the newer estates the question is different again — whether a defect is developer snagging still inside a warranty period rather than an insured event.
