How we work

We are not the people who fix it.That is the whole point.

No repair quote at the end, no liner in the van, no digger round the corner. We tell you what is down there and what it will take to put right, and then you choose who does it — us being nobody's preferred contractor is exactly what makes the report worth having.

Lingley Green's drains

Great Sankey's drains have been in the ground longer than most of its residents.

Lingley Green and Lingley Mere sit at the western edge of Warrington, largely 1990s and 2000s housing on what was open land and, in places, the fringes of the old base. Modern plastic throughout, generous falls, and drainage designed under regulations that finally took surface water seriously — much of it goes to attenuation and soakaway rather than straight to the combined sewer. That is better engineering, but it introduces a fault the older parts of Warrington never had: silted attenuation and blocked soakaways that back up gradually over fifteen or twenty years. Homeowners here often have surface water drainage they did not know they were responsible for.

Clay pipes crack over time, joints shift, tree roots exploit every gap. A camera survey locates the damage without lifting a spade.

Also covering the rest of Great Sankey — same price, same day.

Questions we get asked

My house drains rainwater to a soakaway — is that my responsibility?
Almost always yes. Surface water systems within your boundary are private, and unlike the foul drain they were never transferred to United Utilities. A soakaway silts up over time and gives very little warning before it stops coping. The survey shows the condition of the run and where it discharges.
Is the drain mine or United Utilities'?
In most cases the drains serving your property alone are your responsibility, up to the point where they meet the public sewer maintained by United Utilities. We locate that boundary as part of the survey so you understand precisely where your liability starts and ends.
How long does it take?
The survey itself is usually about an hour for a typical Lingley Green semi or terrace. Allow 90 minutes for larger properties or multiple access points.
Do you dig anything up?
Not a thing. The camera is fed through an existing cover, gully or, if needed, the toilet pan. Nothing is dug, lifted or disturbed. You are left with no mess whatsoever.
What exactly do I get?
A detailed written report coded to MSCC5 listing each defect, its location to the metre, a severity grade and what we recommend. On top of that, the full narrated HD video and defect photographs — everything sent to your phone on the same day.
Will I get a copy of the video?
Yes. The video is yours to keep — sent to your phone or email the same day. Show it to any contractor for pricing, share it with your solicitor, or file it for your own records.
I'm buying a house — is it worth it?
Drains are not covered by a RICS HomeBuyer survey. Once you complete the purchase, every drain issue becomes yours. A £225 survey before exchange stops you inheriting a repair costing £4,000–£12,000.
What if nothing is found — is it still worth £225?
Yes. If you are buying, a clear result is genuine peace of mind. If you already own the property, it confirms a recurring blockage is a maintenance issue and not structural. Either way, the baseline video is useful for comparison down the line.

See the problem before you start digging.
